Buyer and Seller Representation
Many consumers are unaware that in many instances, the real estate agent showing them their property is not representing their best interests.
In fact, quite the opposite is true; they are representing the sellers, and are legally obligated to pass ANY information along to the sellers which you might provide to them … information which could adversely impact your ability to negotiate a good deal.
In most areas, agents are required to disclose up front who they represent. As a buyer, you should always insist upon your agent representing you. There is a third choice concerning representation. It is called “dual agency”. Dual agency means that the agent you are working with is “committed” to being neutral, and represents both sides equally.

Imagine that automobiles are sold like real estate, with no more car lots or dealerships. Both new and used cars are just parked on the street. There are no more Ford or Lexus dealerships or any other kind of dealerships. If you want to want to look for a car on your own, you just drive around and see what you can find. Even then, you can only look at the outside because you don’t have the keys.There are some people that have the keys.They also have a computer that tells them where all the cars are parked, what model and year they are, what size engine they have, and how many miles are on the odometer. It is very important that your interests be professionally represented when you are entering into a contract for a custom or build-to-suit home. These transactions are complex and the contract details must be exact in order to protect you and to ensure you get exactly what you want!
Is there any advantage to not using an agent to purchase a new home?
No. There is no financial advantage for you to buy directly from the builder. Builders have a “single-price” policy meaning you will be charged the same price whether your interests are represented by an agent or not. Just as in any resale, the seller pays your agent’s fee.
Remember: The builder requires that we accompany you on your first visit to the builder’s sales office or they will not pay your representative’s fee. If you happen to go on your own, please give them our card and have them call the office.

Real estate commissions traditionally are paid at the close of escrow from the seller’s proceeds, not out of your pocket. Essentially, Buyer Representation is a service FREE to you and it protects your interests.
