Who we are and who we strive to be….

The buyers’ representative (also known as a buyer agent) is a real estate licensee who is hired by a prospective buyer as an agent in a real estate transaction. The buyer’s rep works in the buyer’s best interest throughout the transaction and owes fiduciary duties to the buyer. The buyer’s rep may be paid by the seller or by a commission split with the listing broker.
An agency relationship is created when one person -the agent- agrees to represent the interest of another person -the principal- in a specific transaction. For an agency relationship to exist, the principal must delegate responsibility to the agent, and the agent must concent to accept that responsibility.
Generally, in real estate sales, the listing broker (and through the broker, the salesperson) is the agent and the seller is the principal.

Many agents think their most important job is satisfying “the customer”. We don’t think that’s enough. We believe that satisfying the customer is the minimum requirement for staying in business. We work constantly to improve our systems, processes, and services to well beyond the standard level of “service” provided by most agents.

Buyer and Seller Representation

Many consumers are unaware that in many instances, the real estate agent showing them their property is not representing their best interests.

In fact, quite the opposite is true; they are representing the sellers, and are legally obligated to pass ANY information along to the sellers which you might provide to them … information which could adversely impact your ability to negotiate a good deal.

In most areas, agents are required to disclose up front who they represent. As a buyer, you should always insist upon your agent representing you. Your buyers agent will show you homes and also provide you with comparable home sales and other information which will help you make a wise decision regarding the offer you should make on the home you have found.

Of course, if you are selling, you should expect your agent to be loyal to you and work for your best interest.

Dual Agency:

There is a third choice concerning representation. It is called “dual agency”. Dual agency means that the agent you are working with is “committed” to being neutral, and represents both sides equally.

We will represent you professionaly and competently. We will not only help you find a home, but will provide you with information on comparable homes recently sold in the neighbourhood so you know whether the home you are purchasing is a good value or not. We can also help you obtain valuable information regarding schools, test scores, tax rates, churches, temples, shopping, and recreation opportunities.

If Automobiles were Houses
Imagine that automobiles are sold like real estate, with no more car lots or dealerships. Both new and used cars are just parked on the street. There are no more Ford or Lexus dealerships or any other kind of dealerships. If you want to want to look for a car on your own, you just drive around and see what you can find. Even then, you can only look at the outside because you don’t have the keys.There are some people that have the keys.They also have a computer that tells them where all the cars are parked, what model and year they are, what size engine they have, and how many miles are on the odometer. They get paid a commission for selling the cars.Some of these commissioned agents just sit around and look at the computer, waiting for the phone to ring. Some of them go out and locate the new cars, physically inspect the interior and exterior, and flip on the ignition to listen to the sound of the engine. They are interested in finding the best cars so their customers refer future clients to them.Who would you rather call?

Why should I use an agent to purchase a new home?

Buying a new home is a little more difficult and time-consuming than buying a resale. We can professionally guide you through this process. Having spent years working with builders, we have a rapport with them and a database of information about subdivisions, floor plans, etc.. We make a point to stay very familiar with new home warranties and builders’ purchase contracts.

It is very important that your interests be professionally represented when you are entering into a contract for a custom or build-to-suit home. These transactions are complex and the contract details must be exact in order to protect you and to ensure you get exactly what you want!

Is there any advantage to not using an agent to purchase a new home?

No. There is no financial advantage for you to buy directly from the builder. Builders have a “single-price” policy meaning you will be charged the same price whether your interests are represented by an agent or not. Just as in any resale, the seller pays your agent’s fee.

Remember: The builder requires that we accompany you on your first visit to the builder’s sales office or they will not pay your representative’s fee. If you happen to go on your own, please give them our card and have them call the office.

How Buyer’s Agents are Compensated

Buyer’s agents are not paid a traditional salary: they work entirely on commission, which they receive only if they initiate and complete a transaction for you. We receive compensation only when all of your needs have been satisfied and you take ownership of your new home. All of the the services provided on your behalf are un-compensated unless you purchase a home through us. Real estate commissions traditionally are paid at the close of escrow from the seller’s proceeds, not out of your pocket. Essentially, Buyer Representation is a service FREE to you and it protects your interests.
